Commercial cleaning for your industry is not a marketing angle. It is the difference between a contractor who has stood in a room like yours at the hour it actually gets cleaned, and a contractor who has a template.

Almost every commercial cleaning quote in this country is the same document. Bins, floors, kitchen, washrooms, glass, touchpoints. It is not wrong, exactly. It is just a description of an office, and it gets handed to a restaurant, a surgery and a warehouse without anyone noticing that none of those things is an office.

What actually changes between industries

Four things, and all of them decide whether a clean holds up.

The surfaces. Rubber gym flooring and a stainless steel kitchen line and a vinyl surgery floor and a sealed concrete warehouse slab all want different chemistry and different mechanical action. The wrong product on the right surface does not fail loudly. It fails over eighteen months, and then somebody notices the floor is dull, the stainless is hazed, or the grout has gone permanently grey, and by then it is a capital cost rather than a cleaning problem.

The equipment. A cleaner in a restaurant has to know what a canopy filter is, what happens if the fryer is still hot, and which surfaces a scourer will ruin. A cleaner in a dental surgery has to know what not to touch. A cleaner in a warehouse has to know that a wet floor under a forklift is a genuine hazard rather than a wet floor sign. None of that is in a generic induction.

The hours. This is the one that quietly destroys contracts. A restaurant cannot be cleaned at 7pm. A childcare centre cannot be cleaned with children in the room. A hotel lobby cannot be closed at all. A retail store has a window between the roller door coming down and the alarm going on, and it is shorter than anybody quoting for it believes. If the schedule does not fit the operation, it gets skipped — and a scope that quietly stops happening is worse than a scope that was never promised.

The consequence of getting it wrong.In an office, a bad clean is embarrassing. In a childcare centre, a medical practice or a commercial kitchen, it is somebody’s licence, somebody’s inspection, or somebody’s health. Different stakes need different rigour, and the honest response is to write the scope accordingly rather than to charge more for the same work.

What we do about it

We keep twelve scopes, not one. Each of the twelve pages on this site sets out, for that industry: what gets cleaned every visit, what rotates weekly, what is periodic, when we can be in the building and when we cannot, and the specific mistakes we most often find when we take over from a general cleaner. They are written to be read by the person who runs the place, not by a procurement portal.

Then we come and look. A supervisor walks the premises — at the hour the work would actually happen, which for half of these industries means after 10pm — and writes a scope from what is in front of them. Within 24 hours you get one fixed figure and a task list split into every-visit, weekly and periodic work. No dollar figure appears anywhere on this site because no honest one could: your premises has not been seen yet.

And what we will not do

We will not tell you what a regulator requires of you. That is your obligation, not our sales pitch, and a cleaning company that explains your compliance duties to you is a cleaning company that is guessing. What we will do is make sure the cleaning side of it is done properly and written down, so that when somebody asks you what your cleaning scope is, you have a document rather than a shrug.

We also will not quote for ducted kitchen exhaust cleaning, clinical waste, or anything needing height-access equipment. They are specialist licensed jobs. We will tell you that, scope around them, and you can engage whoever does them properly.

Why will you not publish a price?

Because a rate card cannot see your premises, and on this kind of work floor area is the wrong unit. A sixty-square-metre dental surgery is a bigger job than a two-hundred-square-metre showroom. A four-hundred-square-metre restaurant kitchen is a bigger job than a fifteen-hundred-square-metre warehouse. Do you clean during business hours or after we close?

It depends entirely on the industry, which is the point of this site. Restaurants and cafes are cleaned after close, when the equipment is cold. Childcare centres are cleaned overnight, with no children on the premises. Warehouses are cleaned around your pick and dispatch runs, never under a moving forklift. Hotels never close at all, so their public areas are cleaned continuously. We agree the window at the walkthrough, and we walk the premises at the hour we would be working in it.

Is there a lock-in contract?

No. Clean Best works on a rolling agreement with thirty days notice on either side. You can change the frequency, add a room, drop a room, or pause over a shutdown. We would rather earn next month than hold a business to a clause it regrets signing in month two — and if we are not doing the job properly, a lock-in clause would only delay you finding somebody who will.

What will you not do?

Clean Best does not handle clinical or sharps waste, does not clean ducted kitchen exhaust systems, and does not do work that requires height-access equipment. Those are specialist, separately-licensed jobs, and a cleaning company that quotes for them anyway is a cleaning company that will get one of them wrong.
